How To Protect Land With North Salem Open Land Foundation
Land Preservation
Our mission is to preserve undeveloped open space in North Salem and its surrounding areas to protect waterways, scenic views and senstive wildlife habitats. The North Salem Open Land Foundation is an accredited land trust, assuring landowners that our land transactions, stewardship and financial accountability promise them peace of mind that their conservation goals are honored forever.
Preserving land here has many benefits. With a land donation, you protect the town's treasured rural character and healthy ecosystems, along with receiving a tax benefit. Conservation is an everlasting gift!
We work with you in several ways to preserve your land and benefit the community. NSOLF encourages all landowners to consult with their tax advisor for more information.
Conservation Easements
A conservation easement is a recorded deed restriction that runs with the land in perpetuity and restricts some, or all, development of your property while protecting the conservation values of the land. You continue to own and control your property without public access. North Salem Open Land Foundation works with you to ensure that the land protection meets your needs and vision for the future.
Land Donations
By donating your land outright to the North Salem Open Land Foundation, you gain the satisfaction of knowing that your property will be protected forever for future generations. Your land that's gifted to NSOLF for permanent ownership will be designated with a posted sign and trail map, denoting it as a preserve named for your family or loved one. Our commitment is to manage the land forever for multiple conservation benefits, including wildlife habitat, water protection, passive recreation, scenic views, and natural area preservation. A gift of land can be tailored to allow you to live on your land for the rest of your life without public access.
Purchase of Development Rights
This is an incentive-based option where you sell development rights to the North Salem Open Land Foundation, which permanently restricts development on any part of your property. Your designated parcel remains undeveloped forever as a conservation easement without public access, and you can still use the property.
Bargain Sales
A bargain sale allows you to sell your property to the North Salem Open Land Foundation at a price below its fair market value. Bargain sales provide you cash from the sale.
